Safety First: How To Make Sure Your Parking Lot Is In Good Condition

If you have cracks in the asphalt in your parking lot, you should make sure that you call an asphalt repair company to come look at them, especially if you live in a part of the country that receives a lot of moisture. Why, exactly? When moisture seeps into cracks in asphalt and concrete, it can worsen the asphalt's natural expanding and contracting as temperatures increase and then decrease again, which can lead to even larger cracks. Usually, an asphalt repair technician will only have to lay a small amount of new asphalt or tar over the cracks to seal them up and make sure that you don't run into any issues.

If your tenants park under carports, then you are going to want to make sure that the roofing on the carport is in good condition. If you have roofing that is made out of corrugated metal, it can sometimes break down after years of use and get holes in it. These holes allow dirt, water, snow, and anything else to fall on your tenants' cars. Luckily, it's usually a fairly affordable thing to have replaced, and doing so will make a huge impact on your tenants. 

Lighting

If you have a lot of tenants that work early or late hours, then you are going to want to make sure that your parking lot is properly lit at all times. A well-lit parking lot will help deter vandalism, theft, or even assaults from taking place. If you can, make sure that you have large light posts placed on the top tier of the parking lot. Then make sure that your underground parking lot is also well lit and secure; that way all your tenants feel safe going in and out of the parking lot, no matter what time it is. 

Security

In addition to having lighting in your parking lot, you can also hire a security guard to come do regular walkthroughs of your parking lot to make sure that nobody is getting into trouble and that no illegal activity is taking place. Instruct your security to walk around twice every hour.
